Let's face it... everyone knows a “good real estate agent” these days, right?  They are our family members and friends, friends of our friends, spouses of coworkers, our clients and customers to whom we feel obligated to provide reciprocal business.  They live in our neighborhoods, go to our churches, shop in our stores... they're everywhere, right?

But just what is a “good real estate agent” these days, anyway?

Well, aside from the obviously important qualities of being trustworthy, loyal, caring, dependable, competent and accessible, these days, and in this market, agents need to be much more resourceful, creative, innovative and aggressive in their marketing approach to win win win for their clients - as I do.

A "good real estate agent" isn't necessarily The Right Real Estate Agent!

It can mean the difference between your home selling fast and for the most money, or watching it, as one of my clients recently put it in a testimonial, “languish on the market for months” while you chip away at your asking price on the advice of the typical agent who continues to blame market conditions.  And of course you buy into this advice and comply because it’s what you’re seeing and hearing through many different channels – that it’s “The Market.”  All you need do is look at the other homes around yours that have been sitting on the market for months and you begin to subscribe to the idea that you should expect the same experience.

It’s not your fault!

Most home owners/sellers don’t recognize the marketing mediocrity of the common agent producing these lackluster results, and it’s costing them a lot of time and money!

The norm of 5-10-15 years ago isn’t cutting it these days!

You see… any agent can stick a home in the MLS, stake a sign in the yard, place directional signs at the front of a neighborhood, print some flyers, send some emails to their “sphere of influence” database - maybe even mail a few postcards or host an open house.  And just about every agent has some sort of a website these days, right?  This is all that the overwhelming majority of agents know to do (or can do!) and it’s pretty much where their marketing efforts typically end.

In fact, if you don’t have a very expensive home, by the agent's measure, it’s most often and sadly a numbers game for them as they minimize their marketing involvement and just wait for a “drive by” or Buyer’s Agent to produce the buyer before the listing contract expires.  It’s a “some will, some won’t, so what… next” type of approach that minimizes their risk but maximizes yours. I see it all the time and it saddens me to see people treated this way.  What's worse is that a seller can sign on the dotted line and remain in an exclusive listing contract for months before they realize the disservice they are receiving while continuing to make those monthly mortgage payments that are eating away at any possibility of gains.
